Scott Greenwald and Ron Wolfe met last Tuesday with contractor reps Chris Anderson and Scott, along with Peter Hunt, the project architect, to review progress.
The first phase (remediation) should be done this week — a bit behind schedule, but per Chris Anderson, the contractor's rep, we're still on track to complete around July 2027. We haven't seen the remediation billing yet, but expect it to come in around $125,000. About 90% of the house's "bones" are in good shape; photos above show some of the work to date, and we've also seen water damage, dry rot, and termite damage in places.
We expect some contingency expenses to address the damaged wood.
We discussed progress and potential issues that could impact timely completion — largely anticipated rains.
Although there are no currently known leaks, the roof is old. We requested and received an inspection, which reports the roof is due for replacement (not surprising) — the estimate was roughly $60,000. We understand Lambs also has two estimates we haven't seen yet; Scott and I will review those once received. We're also looking at options and potential upgrades to the roofing materials, and will send added details as they come in.
